Getting Started
Initially, several questions need to be addressed — such as building site characteristics, basic square footage needs, financial parameters, and the construction timeline. With this information provided, we can formulate a scope-of-work to best meet the desires of the client.

Subsequent meetings will include site visits to determine placement of the structure, driveway, pool, and landscaping. Other considerations like interior design services, architectural services, and banking relations need to be understood by both parties. Upon providing a simple cost analysis of the project, the next step is to begin the design process. A deposit may be required to begin construction drawings and include floor plan and exterior renderings.

Preliminary Design and Pricing
Construction drawings are produced using the latest computer software and include floor plan, exterior elevations, interior wall elevations, and structural engineering — including the foundation, walls, and roof systems. Upon approval of the preliminary drawings, a meeting will be scheduled to complete a pre-bid selection sheet, outlining which items will be included in the pricing process. Over a period of two to four weeks, the preliminary plans will be distributed to our sub-contractors for comprehensive and detailed cost proposals. After, formal specifications of construction will be provided to the client along with a proposal of construction costs.

Initiating Work
Upon acceptance of plans and pricing, a formal Construction Agreement will be prepared. Then engineering, site surveying, construction financing, and building permits will be completed prior to on-site construction. During the entire process, Swinson Smith Custom Homes strives for complete communication between the client and all resources involved. From on-site management, to scheduling and budget review, all components are monitored by our team daily.
